The Purchase Agreement & Initial Deposit
Once your offer is accepted, we move into contract—congrats! The Purchase Agreement is a legally binding document between you and the seller outlining the terms of your transaction. From here, our focus shifts to staying on track and guiding you through each milestone.
Stay on Schedule
With a signed contract in place, we’ll follow a timeline that outlines every key step toward closing. From deposits to inspections, meeting these deadlines helps ensure a smooth, stress-free process and protects your rights as a buyer. I’ll keep you informed every step of the way so you’re never caught off guard.
Escrow & Title
Escrow will handle your initial and additional deposits and manage the title search to make sure the property has clear ownership. They’ll also ensure any new encumbrances—like your mortgage—are properly recorded. If there are restrictions (like easements, building limitations, or HOA rules), they’ll be disclosed during this process.
How to Hold Title
There are different ways to hold title—individually, jointly, in trust, or through an entity—and each comes with tax and estate planning implications. I recommend consulting your attorney or financial advisor to determine what’s best for your goals, especially if this is an investment or legacy property.
Inspections
Once we’re in escrow, we’ll arrange a home inspection (and any specialty inspections you choose) within the agreed-upon timeline. This is your chance to ensure the home is in the condition you expect. Based on the findings, we may negotiate repairs or credits—or move forward confidently with your contingency removals.
Appraisal & Lending
If you’re financing, your lender will order an appraisal to confirm the property’s value aligns with your loan terms. Stay in close contact with your loan officer throughout escrow—they’ll request documents and help keep us on track for funding. Around two weeks before closing, we’ll check in to confirm everything is lined up for a smooth closing day.
