Closing Day: What to Expect
You’ve made it to closing day—you’re almost there! Before we pop the champagne, here are a few final steps to complete:
Final Walk-Through
Usually scheduled a few days before closing, the buyer will do a final walk-through to:
- Confirm the home’s condition hasn’t changed
- Ensure agreed-upon repairs were completed
- Make sure nothing unexpected was left behind
This step is typically just a formality, but I’ll be available to address anything that may arise.
Cancel Utilities & Home Services
After closing, you’ll want to cancel or transfer your utilities and services. I’ll provide a helpful list of phone numbers to make this easy. Common services to cancel or transfer include:
- Electricity, water, gas
- Internet & cable
- Trash pickup, pest control, landscaping, etc.
Stay Flexible—Just in Case
Even at the final stage, unexpected delays can happen—whether it’s a last-minute repair issue or a lender delay. No need to stress—I’ve navigated plenty of last-minute surprises and will help you resolve anything smoothly and quickly.
Closing Appointment
At closing, the escrow officer will review the settlement statement, which details all final costs and payments. You and the buyer will sign this document, along with other required paperwork.
Here’s what to expect:
- Funds: You can choose to receive your sale proceeds by wire transfer or a physical check.
- Keys & Access: Please bring all keys, remotes, gate fobs, and any manuals or warranties for the buyer to receive at closing.
- Remote Closings: Can’t attend in person? No problem—remote or mobile notary options can be arranged with advance notice.
Once everything is signed and recorded, the sale is complete—and it’s officially time to celebrate!
